Our Clients are saying...
Randy
Miles, Clear Creek Forest, § 12 POA, Inc.
"Prior to using your firm as our community association
legal provider, we employed attorneys who were very
expensive and not very effective. In addition, a large
percentage of our annual assessments were delinquent
and the deed restriction violations, which we were pursuing
legally, had become quite costly and, frankly, no resolution
to these matters was in sight. When we employed your
firm, the association was impressed with the terms of
your billing procedure where the association would incur
little or no fees from the attorney until the legal objectives
were accomplished. Since employing your firm as our
legal provider, the results have been dramatic. Under your firm's
guidance, our annual legal costs have been lowered by nearly
66 2/3%. In addition, the delinquency rates on our annual
assessments are almost non-existent. In the past, I had always
assumed that, in order to obtain optimum results from an
attorney, you had to pay a great deal of money. What I did not
expect is to obtain optimum results at one-third the cost. Thank
you for being a valuable asset to our community."
Ron
Lake, Association Management, Inc.
"In 1998, I had taken over two Homeowners Associations'
that were in declining financial condition due to the
Associations inability to collect delinquent Assessments
and associated fees from deed restriction enforcement.
Enormous legal fees burdened both Associations in their
attempt to collect delinquencies. Both Associations
approved the proposal from William G. Gammon & Associates
to act as legal council for the Associations. The Boards'
were impressed by the terms submitted by the firm. Under
the terms, the Association would incur little of no
fees from the attorney in advance. William G. Gammon
& Associates sought their fees directly from the delinquent
party and when the delinquent party paid, then the firm
collected their fees at that time. This alleviated the financial
burden placed on the Association in the normal process
of collections. Within the first year, William G. Gammon &
Associates had collected over $100,000.00 for the Associations.
Both of the mentioned associations now are currently
at better than a 90% collection rate on yearly assessments.
Both Associations enjoy well funded operating and reserve
accounts. William G. Gammon & Associations has collected
over $300,000.00 in delinquencies owed to the Associations.
I have been and continue to be impressed with the timely
actions of the firm and the communication with all parties
concerned. It is the manager's opinion and recommendation
to any perspective client of William G. Gammon &
Associates to take the time and talk with Bill; allow him
to explain why his firm would be an asset to any Association.
I believe it to be a wise and advantageous decision to
use the firm for any Homeowners association."
Tammy
I. Murphy, AMS, Vice-president & Community Association
Manager
"Mr. Gammon has a very good deferred billing
arrangement that I found particularly helpful to allow
the Associations to continue with an aggressive collection
policy, yet still have a manageable cash flow with regard
to legal collection expenses. I found Gammon & Associates
very timely with their collection efforts.
I
also found that, each time I presented an Association's collection
policy to Mr. Gammon, that he went above the call of duty
to not only understand the goals of the Association and interact
with the Board to make it as streamline and effective as
possible, but to also adhere to the collection policy to reach the
goals of the Association, once it had been established. The legal
status reports are also a useful source of information as well
as a reference point for the Board for monitoring legal progress.
On
many occasions I have had homeowners call and express their
appreciation for the way Mr. Gammon and his associates handled
their file. Instead of being rude, short, or demanding to the
homeowners, they are very dedicated to enforcing the policies
of the Association through common respect! Very impressive
and very effective."
Debbie
Fry, North Forest Community Improvement Association
"North Forest Community Improvement Association
began using Gammon& Associates' services for assistance
in collecting delinquent maintenance fees approximately
five years ago. At that time, we had many homeowners
with unpaid maintenance fees dating as far back as two
years in some cases. Thanks to the services provided
from Gammon & Associates, we now maintain an average
of less than 5% uncollected rate on our maintenance
fees. Most are collected within the same year in which
Gammon & Associates is retained for their collection assistance.
The
staff at Gammon & Associates have been very pleasant and
helpful to both the association and homeowners. In cases when
it has been necessary to speak with Mr. Bill Gammon, he has
always been available to take our calls."
Jose
A. Villegas, CMCA, Houston Management Service
"I have had the privilege of working with Bill
Gammon for almost five years on several Homeowners Association's
accounts and it is my pleasure to recommend the services
of his law firm. William Gammon and Associates has a
staff of employees that are well trained and service
their accounts in professional and effective manner.
The collection rates for the communities that Bill Gammon
services for me average above 95% collected each year.
I have also been called to testify on behalf of several
associations numerous times over the years and I am
proud to say that we have never lost a case that was tried
by Gammon and Associates."
Sharon
Talley, Dunlap, Talley & Associates
"I especially wanted you to know how much I
appreciated your help with collections and deed restriction
violations. You spent many hours with me over a two-year
period to get the collections to an acceptable level…
in addition to all of the other legal problems they
were experiencing at the time.
Over
the past six years that you have represented associations in
my portfolio, you have always met my expectations with enthusiasm
and integrity. I look forward to many more years of association
with you and your firm."
